Property Management Services

The focus of Oppenheimer Development's property management team is to provide building owners and investors with a strong asset management team offering a full range of services, skills and on-hand expertise. We provide project stability and ensure the maximum return on an owner's investment.

Services Provided

  • Hire and supervise on-site property management and maintenance personnel.
  • Develop detailed operating and capital expenditure budgets for review and approval of Client.
  • Implement standardized accounting system that provides detailed monthly balance sheet, statement of income and expenses, monthly statement of cash receipts, cash disbursements, A/R and A/P.
  • Develop marketing plan and make recommendations to Client on required marketing materials.
  • Hire and oversee leasing agent for implementation of marketing plan.
  • Establish and administer a program of routine and preventative maintenance and repairs.
  • Maintain, in accordance with customary business practices, accurate records and data pertinent to the management, care and operation of the Project and provide access to Client for inspection thereof.
  • Comply with applicable laws, rules, regulations and ordinances of the City of Boise and State of Idaho.
  • Maintain a complete and accurate listing of all tenants, reflecting location, square footage occupied and any unusual requirements with respect to utilities, maintenance, janitorial services, remodeling, after-hours access, etc.
  • Maintain complete and current files on all tenants and building operations including leases, contract and maintenance documents, warranties/guarantees, insurance policies, operational agreements and insure that all benefits are derived thereunder to the fullest extent possible.
  • Oversee construction management for tenant work or ongoing construction.
  • Ensure that grounds and all exterior amenities are properly maintained and in aesthetically pleasing condition.
  • Invoice and receipt all rent and other sums payable to Client under current leases and from other sources including parking, vending machines, utilities, taxes, tenant improvements, insurance, operating cost escalations (if applicable) and any other Project costs on a timely basis.
  • Handle all requests from Client's lessees in connection with complaints, special maintenance projects, remodeling, etc. and maintain accurate records for each request reflecting time, costs, location and description of work.
  • Coordinate all requests, complaints, special maintenance and remodeling for all Common Areas.
  • Represent the Client in accordance with Client's written directions in all zoning, traffic, civic and utility matters relating to Project.
  • Review the terms and conditions of all proposed leases of space in the Project and make recommendations to the Client.
  • Supervise on behalf of Client the orderly move-in of new tenants.
  • Utilize its best efforts to use and control utilities in the Project in a prudent manner to minimize costs and satisfy Client's obligations to Tenant.
